Talay & Talay Beach

The first villas at Marsa Al Saadiyat are out

Until now this page described a masterplan. It now has a product: Aldar has released Talay and Talay Beach, two gated villa communities launching together — 351 standalone homes of four, five and six bedrooms, from AED 13.5 million on a 50/50 plan. Every figure in this section comes from Aldar's own Talay factsheet and floor plan set.

Talay

Aldar places this collection at the centre of Marsa Al Saadiyat, built around greenery and community space. It is the only one of the two to get the landmark fountain.

Talay Beach

The larger of the two collections, positioned nearer the water. It gets the multi-purpose court and the harvest garden, which Talay does not.

“Talay Beach” is a name, not a beachfront

Aldar is precise about this and we will be too: the factsheet lists the beach as up to 1 km away, and the website says Talay Beach is “set closer to the beach”. Closer than Talay — not on it. Neither collection is a beachfront product, and no villa in this release has private beach access. What you are buying is a gated villa a walk or a short drive from a very good shoreline, which is a fine thing to buy as long as it is what you think you are buying.

Collection Type Built area (GSA) Average plot Built / plot (ours)
Talay4 bedroom502 m² · 5,404 ft²738 m² · 7,944 ft²68%
Talay5 bedroom582 m² · 6,265 ft²841 m² · 9,052 ft²69%

Talay Beach6 bedroom634 m² · 6,824 ft²860 m² · 9,257 ft²74%

Built areas and average plots are Aldar's, taken from the floor plan sheets. The square-foot conversions and the built-to-plot column are our own arithmetic. Note that Aldar calls the plot figure an average — the plot you are actually allocated will differ, and that is worth pinning down in writing before you reserve, because on a villa the plot is most of what you are paying for.

How we read the pricing

The entry price works out at roughly AED 26,900 per built square metre — about AED 2,500 per ft² — if the AED 13.5M applies to the smallest four-bedroom. Aldar publishes a single “starting from” figure and does not say which unit it belongs to, so treat that per-metre number as an upper-bound estimate of the entry rate rather than a rate card. We ask for the per-type price list on every reservation.

Compare it with the villa market it sits in. ADREC records that villas trading above AED 19,000 per m² grew 4.6 times in value in H1 2026 and now account for half of all villa value in the emirate. Talay opens well above that line. It is priced as prime Saadiyat, not as a general Abu Dhabi villa.

And compare the land. These villas use 68–74% of their plot. The Modon villas we sell at Wadeem Gardens on Hudayriyat run at about 81% and start near AED 20,000 per built m². So Talay is roughly a third dearer per built metre and gives you meaningfully more garden around the house. Which is better value depends entirely on whether you are buying floor area or outdoor space. Compare Wadeem Gardens →

Read “handover commences” literally. Q4 2029 and Q4 2030 are the dates handovers start, not the dates every villa is finished. On a 351-home release across two communities, the last keys can land materially later than the first. Ask where your specific plot sits in the delivery sequence.

Floor plans

All six layouts, as Aldar issued them

Ground and first floor for each of the six types, reproduced uncropped from Aldar's floor plan set. Every villa in both collections is two storeys with a private backyard; the sheets carry their own area figures so you can check ours against them.

Talay · 4 bedroom · 502 m² on an average 738 m² plot
Talay 5-bedroom villa floor plan: ground floor and first floor
Talay · 5 bedroom · 582 m² on an average 841 m² plot

Talay · 6 bedroom · 630 m² on an average 883 m² plot

Talay Beach 6-bedroom villa floor plan: ground floor and first floor

The sheets are published whole, including Aldar's own title block — a cropped floor plan is worse than none. Room dimensions are printed on the drawings; open an image full size to read them.

Design & amenities

Emirati references, done by an Emirati designer

The three motifs Aldar builds the community identity on are named and specific, which is more than most launches manage — and one of them is credited to a named designer rather than to an in-house team.

AreeshWoven palm-frond construction reinterpreted into the boundary walls and screens, by Emirati designer Abdalla Almulla.
Aflaj water featureThe traditional falaj irrigation channel reworked as a flowing landscape element that cools the public space.
Outdoor majlis pavilionA shaded gathering structure at the centre of the community — the social anchor rather than a decorative one.
Choice of façadesAldar states each home has a choice of façade. The options themselves have not been published.
Estidama 3 Pearl targetAldar targets 30%+ lower energy use and 42% lower water use, with recycled and regionally sourced materials.
Gated, 24/7 securityBoth communities are gated, with community maintenance included as a service.
Within walking distanceA school and a nursery inside the community, and a mosque.
Within 1 kmThe beach, the marina and yacht club, and the retail hub.
NYU Abu Dhabi1 km away; six leading institutions on Saadiyat from nursery to university, including Cranleigh and the American Community School.
Community pool & kids' poolPlus a gym, padel courts, a jogging track and cycling loops.
Landmark fountainAt Talay only. The multi-purpose court and harvest garden are at Talay Beach only.
Pet park & EV chargingAlongside picnic areas, kids' play areas and green corridors.

What Aldar has not published yet

The service charge, the price list by type and plot, the instalment schedule behind the 50/50 headline, the façade options, and which plots carry which orientation. None of it is on this page, because none of it is out. We request all five in writing on every reservation and will publish them here when Aldar issues them.

The investment case

Why we are allocating clients here

Scarcity

This is positioned as the final large-scale masterplan on Saadiyat Island. When the island is built out, waterfront supply here does not repeat.

Cultural anchor

Louvre Abu Dhabi is open. The Guggenheim Abu Dhabi, Zayed National Museum and Natural History Museum Abu Dhabi are announced and under development, not yet open. Together they are intended to make the island a global cultural destination — a durable driver of end-user and rental demand once delivered.

Real infrastructure

Marina, schools, clinics, retail and a future rail link mean genuine residents — not a purely speculative district.

Developer & access

Aldar is Abu Dhabi's listed master developer. Through our Aldar partnership, Astana Real Estate registers clients for launch allocations and shares unit types, prices and payment terms as they are released.
