Architecture

Designed by Herzog & de Meuron

The Swiss practice behind Tate Modern in London, the Elbphilharmonie in Hamburg, the Beijing National Stadium and 56 Leonard Street in New York — more than 600 projects across 40 countries. For Riviera they took the Emirates' pearl-diving heritage and turned it into shimmering mother-of-pearl façades made exclusively for this building.

Commissioned, not catalogue

The lobby carries a 30-metre 3D sand-printed installation designed by Herzog & de Meuron, alongside coloured gradient glass panels by a contemporary artist.

Public spaces use custom wall coverings with artwork by the architects and terrazzo floors made with selected marbles in different colours.

The building follows the practice's principle of dynamic symmetry, which makes almost every residence in it different from the next.

Gardens by Michel Desvigne

The landscape is by Michel Desvigne Paysagiste, the French practice behind projects in Paris, Monaco, London and Rotterdam. Nearly 7,000 sqm of greenery, more than 300 trees and 15,000 plants run from the waterfront up to the highest levels of the building.

Planted terraces, hanging gardens and private green spaces are laid out as one continuous landscape, with palms, lemon and olive trees, flowering shrubs and aromatic planting. A one-kilometre walking path threads through it.

What the regulator's data says about Al Reem

These figures are not MERED's and not ours — they are from ADREC's official H1 2026 report. ADGM, which covers Al Reem and Al Maryah, sold AED 10.5 billion of homes in the first half of 2026, up 153% year on year.

Riviera in the official numbers

ADREC records an average sales price of AED 23,000 per sqm at Riviera Residences in H1 2026. On the same island that puts it above Muheira (21) and Tara Park (20), and below Seamont Residences by Marriott (29) and Leaf Tower (25). The island's published range runs from about AED 9,000 to AED 29,000 per sqm depending on the building.

Al Reem is also second in the emirate for future supply — 13,518 new homes projected by 2030 — so the specific building matters more here than the island average.
