A beachfront resort-and-residence scheme on Al Reem Island: three residential towers over a low podium, a private beach with a beach club, and the Bab Al Qasr hospitality brand attached to the operation. Al Reem sits inside ADGM, which is the one part of Abu Dhabi exempt from the emirate's rent freeze.
The developer material we hold for Residence 77 is a fifteen-page deck of renders and layout sheets. It is entirely images: no prices, no payment plan, no handover date, no unit areas, no project statistics. Everything numeric on this page — the plot size, the 92% sea-view claim, the split between landscaping and footprint, the handover quarter, the prices and the payment options — comes from a pre-launch broker circular, not from Burtville Developments.
We publish it because it is what the market is being shown, and we label it so you know exactly what you are reading. Pre-launch guidance moves: at the actual launch, prices, plan and sizes are set by the developer's price list and can differ from all of the above. Ask us for that list the day it exists.
Three slim residential towers rise off a long horizontal podium that runs along the beach. The podium carries the resort — the beach club, the terraces, the amenity decks — and the towers carry the homes above it, which is why so many of them face the water.

Bab Al Qasr is a hospitality brand; Burtville Developments is the developer building this. A branded residence normally means hotel-grade service, a managed amenity operation and a service charge to match.
Worth establishing before you sign: what the brand actually operates here, what is included in the service charge, and whether any rental programme is offered. None of that is settled in the material released so far.
Al Reem has waterfront in abundance and usable beach in very short supply. A private beach with a beach club, on an island that is also the emirate's financial centre, is a genuinely scarce combination — and scarcity is the part of a pitch that survives a market cycle.
The pre-launch circular puts 92% of units on a sea view and 73% of the plot under landscaping. Both are credible given the shape of the scheme in the renders, and both are worth confirming in writing against the final masterplan.

Six sheets, from a one-bedroom apartment through to large duplexes with internal stairs. They carry room-by-room dimensions in metres but no type names and no total areas — so we publish them exactly as issued rather than labelling them ourselves.






We describe each sheet by what is drawn on it — a bedroom count you can see, a second floor plate you can see — and stop there. The developer has not named these types or published their areas, so any table matching a bedroom count to a square footage at this stage is somebody's estimate.
Everything in this section is from the pre-launch circular. It is indicative, it is not the developer's published price list, and it is the part most likely to change on the day the project opens.

These are averages, not starting prices — the entry price for each type will sit below the average and the best-positioned units above it. Metric conversions are ours. At roughly AED 2,700 per ft² on the one-bedroom average, this is priced as branded beachfront rather than as standard Reem stock; the market section below gives you the per-square-metre comparison.
As circulated, these components do not add to 100% on their own — which is normal for a pre-launch summary, where the handover instalment is usually left out. Do not plan a cash flow on this; ask for the full schedule.
An EOI cheque is a queue ticket, not a purchase. Before writing one, establish in writing what it buys you in allocation priority and on what terms it is refunded if you do not proceed.
These figures are neither the developer's nor ours — they are from ADREC's official H1 2026 report, and they are the only numbers on this page that are not pre-launch guidance.
The rent freeze exemption is the strongest structural argument here. From June 2026 the emirate froze residential rent increases, with renewals at 0%. The ADGM communities — Al Reem and Al Maryah — are the only ones exempt. If you are buying for rental income rather than for a home, that distinction separates Al Reem from Saadiyat, Yas, Hidayriyyat and Ramhan, and it is the reason we keep pointing investors at this island.
The supply pipeline is the counterweight. Al Reem is second in the emirate for projected new homes — 13,518 by 2030 — so the island average will be dragged by a lot of ordinary stock. On an island like this, the specific building matters far more than the postcode, and ADREC's own project-level range of roughly AED 9,000 to 29,000 per m² shows exactly how wide that spread already is.
And the horizon is long. Q4 2031 is the most distant handover of any project on this site. Over five years, two things you cannot model move the most: the service charge on a branded operation, and who else is delivering on Reem at the same moment.
