Emirates Developments and the Italian fashion house Missoni put what they call the first Missoni address in Abu Dhabi on Al Reem Island: one tower of 250 residences across 38 floors, from one-bedrooms to two five-bedroom penthouses, with Missoni's interior design in every home and a seven-amenity floor above the lobby. The brochure is a brand book more than a sales pack — no prices, sizes, plans or handover date — and this page is clear about where it stops.
One document: Emirates Developments' Waterfront by Missoni brochure, issued in October 2026. It is strong on the brand, the location, the amenities and the interiors, and it gives the number of homes of each type.
That is also where it stops. There are no prices, no payment plan, no handover date, no unit sizes and no floor plans in it. We have not filled any of those in from portals or broker messages — they are listed under what is not confirmed, and we request them from the developer in writing on enquiry.
Missoni was founded by Ottavio and Rosita Missoni in 1953 in Gallarate, in northern Italy, and is known above all for its zigzag knit. Here the zigzag is the façade: the podium is wrapped in it, and the brochure's whole argument is that the same colour and pattern logic carries through into each residence.

In the brochure's own words, Missoni's interior design brings the house's colour logic, material choices and pattern language into the living spaces — bronze against oak, ivory against texture, Missoni Home fabrics as accents.
That is a design role. The brochure does not say that Missoni operates or manages the building, and it does not describe the brand agreement. With any branded residence that is the first question we ask: what the licence covers, for how long, and what happens to the name if it ends.
Emirates Developments, an Abu Dhabi developer with its main office on the seventh floor of Tamouh Tower on Al Reem — the same island — and a branch at The Ritz-Carlton, DIFC, in Dubai. Its brochure lists Jumeirah, Hilton, Elie Saab and Missoni as its global brand collaborations.
The brochure does not name completed projects or delivery dates, so that record is something to ask for directly. Before reserving, ask for the escrow account and the ADREC project registration; we request both as standard.

The finish palette as the brochure lists it under “Finished the Missoni style”. It does not say which items are fitted as standard and which are furniture shown for styling — ask for the specification sheet with the sale and purchase agreement.
250 homes across 38 residential floors. The brochure gives the count of each type and nothing else — no sizes, no plans — so the most useful thing it tells you is the shape of the building.

Counts are Emirates Developments'; the shares are our arithmetic. There are no studios. Our reading: more than half the building is two-bedrooms, and almost four in five homes have one or two bedrooms — the mix of a building designed to be lived in and let, rather than a handful of trophy units with a tower attached. The ten four and five-bedroom homes are the scarce end, and the two penthouses are the only five-bedrooms in the building.





The first floor is given over entirely to amenities — the brochure's phrase is “a daily destination, not a showcase”, reachable straight from the lift. Putting all seven on one level is a sensible choice in a single tower: one deck to run, one floor everyone shares.







The tower stands in Shams Abu Dhabi, at the north-eastern tip of Al Reem, beside the City of Lights. Al Reem is part of Abu Dhabi Global Market, which is also why it is exempt from the rental-increase freeze introduced elsewhere in Abu Dhabi in June 2026. Drive times below are the developer's.


The brochure says the building has direct beach access at its base and water on two sides — canal on one, sea on the other — with views in four directions. Those are Emirates Developments' words, and the renders back them up. What the brochure does not say is whose beach it is: private to residents or a public stretch of the Shams waterfront, who maintains it, and whether anything is planned between the tower and the water. On a building named Waterfront, ask for that in writing.
Also in Shams, a few minutes away: Radiant Terrace by Radiant Real Estate, a larger tower with studios and podium terrace homes. Each page carries its own developer's drive times, and they do not always agree.
A long list, because this is a brand brochure rather than a sales pack. None of it is unusual at this stage — but all of it is what you need before you decide.

A brand is a premium paid up front. On an island second in the emirate for new supply, a recognisable name is one of the few ways a building stands apart from the thirteen thousand homes coming after it — which is the honest case for branded residences on Reem. Whether the premium is fair can only be judged per square metre against ADREC's 9,000–29,000 dirham range, and that needs the sizes Emirates Developments has not published yet.
The rent-freeze exemption works in this building's favour. From June 2026 the emirate froze residential rent increases; the ADGM communities, Al Reem and Al Maryah, are the only ones exempt. A building where 196 of 250 homes are one and two-bedrooms is a building that will be let, and that exemption is the most relevant structural fact for it.
