Sei Saadiyat: How I Would Choose an Apartment in the Cultural District
Apartments and lofts at Sei Saadiyat: Aldar's concept, the Saadiyat Cultural District, and the questions worth asking before you choose a specific unit.
When buying an apartment on Saadiyat, most people look first at how close the beach is. I also study what will be around the building: where you can go in the evening, where you can work, and what an ordinary day looks like.
Sei Saadiyat interests me precisely as a residential project inside the cultural district. But the appeal of the address and the practicality of a specific apartment need to be assessed separately.
What the project is
In September 2026 Aldar presented Sei Saadiyat: 778 units across six residential buildings. The stated mix includes one-, two- and three-bedroom apartments, plus two-bedroom lofts.
The concept covers spaces for rest, sport and socialising. Landscaped courtyards, a co-working space and children's areas are planned. The lofts are described as having double-height living spaces with bedrooms on the upper level. These details come from Aldar's official announcement.
Choosing between an apartment and a loft
A loft can appeal through its volume and its sense of openness. But a second level does not suit every family. On the plan I would check where the staircase sits, how private the bedrooms are, and how the furniture will actually fit.
A standard apartment also needs to be judged on usable area. A long corridor and a well-proportioned living room of the same size give residents completely different value.
What to check around the building
The idea of living close to work appeals to me. But the promise of a convenient commute has to rest on a specific workplace and real accessibility. A co-working space inside the project does not mean any office will be within walking distance.
I also look at where the building sits, the floor, the neighbouring development and the view. A mention of the sea or the museums in a presentation does not guarantee that view from every apartment.
Moving from interest to a decision
Start with two or three suitable layouts and compare them at the same budget. Then check the current price, payment terms and handover date in the documents for the specific unit you have chosen.
See the Sei Saadiyat page or get in touch with Astana Real Estate to receive the layouts and compare what is available.
