Wadeem Gardens: How to Choose a Villa for Family Life
Villas at Wadeem Gardens on Hudayriyat: layouts, future infrastructure, and the payment questions I work through before a purchase.
A villa is often chosen on the facade, the floor area and the number of bedrooms. I start with how the family will actually live in it. Where does an ordinary morning happen, what is the drive to work, and how convenient is the house to use every day?
Seen that way, Wadeem Gardens by Modon on Hudayriyat Island interests me. Here it is worth studying the house and the district's development plan at the same time.
What the developer is offering
Modon's official page presents villas with four, five and six bedrooms. It states a 25/75 payment plan and handover planned for the second quarter of 2031. For the four-bedroom villa a starting price from AED 8.7 million is published; availability and terms for a specific property need to be confirmed.
One of the district's features is stated to be a climate-controlled pedestrian spine. Modon describes it as set to be the longest in the world. That is the developer's claim about the project. Wadeem Gardens page.
What matters more than total area
Two villas with the same number of bedrooms can suit a family very differently. I look at whether there is a bedroom on the ground floor where one is needed, how the shared areas are arranged, and how much space is left once the furniture is in.
The position of the plot, the privacy of the garden and the distance to neighbouring houses matter too. If you need a pool, you need to understand what is included and what work would be additional.
A choice of layout options should not be confused with the freedom to change the house without limits. Permitted changes are set out in the project documentation.
How to assess infrastructure and payment
Future pedestrian spaces and services are interesting if they match how your family lives. I would check what is planned next to the specific plot and which facilities are due to open by the time you move in.
The developer's schedule and bank financing need to be worked through separately. A 25/75 label is not in itself a loan approval. It is important to know in advance how much of your own money is needed, and at which stages.
