Off-plan Mortgages in Abu Dhabi: When the Bank Comes In

How Aldar's mechanism with ADCB differs from Modon's offer with ADIB, and which financing terms you need to establish before buying off-plan.

When you buy off-plan, what matters is not only the full price but how much of your own money is needed at each stage. Being able to bring a bank in before handover changes the financing schedule — but the terms of different programmes cannot be mixed together.

In my own analysis I treat Aldar's mechanism with ADCB and Modon's offer with ADIB as two separate things.

Aldar and ADCB

On 4 September 2026, WAM reported the first completed Aldar mortgage registration under the new ADREC system, with ADCB participating. The mechanism allows a buyer who has paid 50% of the price to take a mortgage on a property still under construction. The bank can finance the remaining instalments, including the handover payment. What matters here is the point at which the bank comes in: this is financing before construction completes. The fact that half the price has been paid should not be read as individual approval of an application.

Modon and ADIB

In July 2026, Modon announced an agreement with ADIB on financing of up to 75% of the price for buyers who meet the programme's requirements. The announcement relates to future Modon projects and describes financing through construction and handover. Modon announcement.

This is a separate programme. It cannot automatically be treated as equivalent to Aldar's mechanism, and its maximum share of financing cannot be assumed to apply to any given buyer.

The questions I suggest putting to the bank

First, establish what is actually being approved right now: the whole financing amount, or a single stage. Then, when the money goes to the developer, and when your payments to the bank begin.

Separately, get a written explanation of the type of financial product, its cost, how long the approval is valid, and the conditions for re-assessment. If the financing is split into stages, it is important to understand how the obligations of the first stage are counted in the next.

What to compare in the purchase calculation

I would put the developer instalments, your own funds and the expected bank financing into a single calendar. That calculation shows where large payments can land and what reserve you need.

A promise of a fast preliminary answer is not a substitute for agreed financing terms. So we work through the documents for the property and the bank first, and decide afterwards.
