Yas Island to 2030: Sphere, Harry Potter, Disney and Topgolf

What is confirmed for Yas: Sphere (USD 1.7bn, end-2029), three Harry Potter lands (2029), Topgolf and a Disney resort with no date — and what it means for property.

Yas Island already has more large-scale attractions than most cities: Ferrari World, Warner Bros. World, SeaWorld Yas Island, Yas Waterworld, Yas Marina Circuit and the Formula 1 weekend, Yas Links, Yas Marina and Etihad Arena. Over the next few years four more projects are coming. Clients ask me about them almost every week, usually in the form "so prices will double, right?"

Let me separate what has been officially announced from what has not, and then say what I think it means for anyone buying here.

What is confirmed, and with which dates

ProjectWhat is officialTiming stated
Sphere Abu DhabiUSD 1.7bn construction investment; DCT Abu Dhabi with Sphere Entertainment; up to 20,000 capacityConstruction to complete by end-2029
Harry Potter lands, Warner Bros. WorldHogwarts, Diagon Alley and the Forbidden Forest, about 63,000 sqmConstruction targeted for 2029
Disney theme park resortAnnounced by Disney and Miral in May 2025No opening date announced
Topgolf Yas Island82 hitting bays, developed by Miral with franchise partner ViyaCompletion targeted in 2026

A few details matter. Sphere is USD 1.7 billion, not AED 1.7 billion — I have seen the currency swapped in several videos, which understates it by a factor of 3.67. The official release gives a construction completion target, not an opening night.

The Harry Potter expansion comes with two DC attractions and, together, should grow Warner Bros. World by more than half.

On Disney, the announcement confirmed the project and the partnership with Miral. It did not give a date. Press estimates of "2029–2033" are just that — estimates. Until Disney or Miral publish a timeline, any investment case built on a Disney opening year is built on a guess.

How these projects can change life on the island

Visitor numbers and hotel demand. More reasons to visit means more hotel nights, more short-stay demand and more jobs on and around the island. That supports rental demand for people who work in hospitality, events and operations.

Everyday amenity. Topgolf, new dining and a larger park offer are things residents use, not just tourists. For families, Yas already works well because of schools, Yas Mall and the parks; this deepens it.

Traffic and construction. Major works through 2029 mean construction traffic and noise in parts of the island. If you are buying a home to live in, look at which plots face the new sites.

Event-driven seasonality. Short-term rental income on Yas already spikes around the Grand Prix and big concerts. More venues mean more peaks — but holiday-home income is still seasonal and needs proper management.

Why I do not model "prices double"

Three reasons.

The pipeline is not only attractions. Yas is one of the islands with the most new homes planned. ADREC's H1 2026 report shows Saadiyat, Reem and Yas together accounting for 75% of projected new apartments in the emirate by 2030. Demand from new attractions will be met by new supply, and buyers of today's launches will be competing with each other at handover.

Some of the story is already in the price. Announcements like Disney were widely covered when they happened. Launch pricing on Yas already reflects a lot of optimism.

Timelines move. Large entertainment projects can slip. A plan that only works if Sphere opens in 2030 and Disney in 2031 is fragile.

My take

The confirmed projects make Yas a stronger place to live and a deeper rental market over the long run, and I would rather own on Yas than on an island with no such anchors. But I buy the island's existing qualities at today's price and treat the new attractions as upside, not as the base case.

Practically: for an investor, the secondary market on Yas — ready homes with known rents and service charges — is often the cleaner way in. For an end user, choose the community and the plot first. If you want a sense of how the parks work day to day, our guide to the four Yas parks is the practical companion to this piece, and our Yas Island page covers current projects there.
