The Most Expensive UAE Homes and Penthouses: Verified Deals
Two documented records — AED 500m for a Como Residences penthouse and AED 400m for a Faya Al Saadiyat mansion — and why many viral figures are asking prices.
A video about "the four most expensive homes in the UAE" listed a Faya Al Saadiyat mansion at about USD 109 million, a Como Residences penthouse at about USD 136 million, a Bugatti Residences penthouse at about USD 150 million and a Palm Jumeirah villa at about USD 163 million. When I went back to check each one, only two held up as documented sales. I would rather publish two verified deals than a neat top four that is half guesswork.
The two I could verify
Como Residences penthouse, Palm Jumeirah, Dubai — AED 500 million (about USD 136 million). Reported in November 2023 by Khaleej Times and Gulf News, with coverage citing Dubai Land Department records. A five-bedroom penthouse of roughly 21,900 square feet at the top of Nakheel's Como Residences. It was described as the most expensive penthouse ever built and sold in Dubai, beating an earlier record of AED 420 million for an apartment at Marsa Al Arab.
Faya Al Saadiyat mansion, Saadiyat Island, Abu Dhabi — AED 400 million (about USD 109 million). Announced by Aldar in July 2025 as the most expensive home ever sold in Abu Dhabi. An eight-bedroom beachfront mansion of around 6,500 square metres in the Saadiyat Beach Golf Club area. I did not find a later sale in Abu Dhabi above that figure by the time of writing.
What I left out, and why
Bugatti Residences. Figures circulating for penthouses at Bugatti Residences by Binghatti in Dubai appear, in the sources I found, as asking prices or prospective deals rather than registered sales. Until a registered transaction is reported with a date, I will not call it a record.
The USD 163 million Palm Jumeirah villa. I could not find a reliable, dated report of a completed sale at that figure. Some very large Palm villa transactions have been reported over the years, but I did not find one matching this claim.
How to read "record" headlines
- Registered sale vs asking price. A listing at AED 750 million is a marketing statement, not a transaction.
- Currency and conversion. AED to USD is 3.6725. Videos sometimes mix currencies.
- Gross vs net. Is the figure the full price, or before or after fees and furniture?
- Off-plan vs ready. An off-plan sale is a contract for something not yet built.
- Private deals. Many trophy transactions are not announced at all. A "record" is the record of what was made public.
Why these homes cost what they do
Land scarcity. There are very few beachfront plots on Saadiyat or at the tip of a Palm frond. Supply is fixed by geography.
Branded residences. A hotel or fashion brand adds design, services and a recognisable name. Some buyers pay a large premium for that.
Waterfront and privacy. Direct beach access, berths and space between neighbours are hard to replicate.
Global buyer pool. At this level, buyers compare Dubai and Abu Dhabi with London, Monaco and New York, where comparable homes can cost far more.
My take
Trophy sales are interesting signals of confidence at the very top, and of how global the UAE's buyer base has become. They tell you almost nothing about the price of a two-bedroom apartment on Reem. I have even advised a client against a penthouse that looked like a "record-style" opportunity — I explain why in why I talked a client out of a penthouse.
