UAE Property Equity Release: How Refinancing Works and What It Costs

How cash-out refinancing works on UAE property: valuation, LTV, debt burden ratio, fees and insurance, with an illustrative example and the risk of borrowing more.

Owners who bought a few years ago often ask me: "My home is worth much more now. Can I take some of that value out without selling?" Yes, often you can — through a cash-out refinance, sometimes called equity release. Here is how it works and what to watch.

The illustrative scenario

  • Bought for about USD 350,000 (roughly AED 1.29 million).
  • An indicative current valuation of about USD 680,000 (roughly AED 2.5 million).
  • For illustration, assume an outstanding mortgage of USD 200,000 (AED 734,500). This is a round hypothetical number, not a real client's balance.

If a bank were willing to lend up to 80% of the new valuation — an example, not a rule for every bank or every property:

USDAED (approx.)
New valuation680,0002,497,000
Maximum new loan at 80%544,0001,998,000
Repay existing mortgage−200,000−734,500
Cash released, before costs344,0001,263,000

After fees, insurance and any early settlement charges, the net figure is lower.

What the bank actually looks at

Appraisal. The bank orders its own valuation. It can be lower than what you think your home is worth, or than the asking prices of neighbours.

Loan-to-value (LTV). The Central Bank sets maximum LTVs for residential mortgages, with different limits for UAE nationals and expatriates, first and subsequent properties, and higher-value homes. Banks may apply lower limits, especially for cash-out on investment property.

Debt burden ratio (DBR). Your total monthly debt payments — this mortgage, car loans, credit cards — must stay within a set share of your income. A bigger loan means a bigger monthly payment, which must fit.

Income and employment. Salary certificates, bank statements, length of employment, and for self-employed applicants, company financials.

Rate and term. Fixed, variable or fixed-then-variable; and the remaining term, which can be limited by your age at maturity.

Costs to budget for

  • Valuation fee.
  • Bank arrangement or processing fee.
  • Mortgage registration fee with the land department.
  • Early settlement fee on the existing mortgage, if applicable.
  • Life and property insurance, usually required by the lender.
  • Advice or broker fees, if you use a mortgage adviser.

The risk that matters most

Equity release turns paper gains into debt. If property prices fall after you refinance, you can owe more relative to the home's value than before. If rates rise on a variable loan, the monthly payment rises. If your income drops, the DBR that looked comfortable may not be.

What you do with the cash matters. Using it to buy a second property doubles your exposure to the same market. Using it for consumption leaves you with a larger debt and no asset to show for it. Using part of it to pay off higher-interest debt, or to hold as a reserve, is more conservative.

My take

Cash-out refinancing is a useful tool, and for some owners it is cheaper than selling and buying again. I only like it when three things are true: the new monthly payment is comfortable even with a higher rate, the owner keeps a cash reserve, and the money has a clear purpose with its own risk understood. A higher valuation is not a gift; it is an opportunity to borrow, and borrowing always has a cost. For the financing basics, see our guide to off-plan mortgages in Abu Dhabi.
