Wynn Al Marjan Island Opening in September 2027: Investor Risks

Wynn now expects Wynn Al Marjan Island to open in September 2027, with the budget up about USD 600m. What that means for apartment buyers in Ras Al Khaimah.

Wynn Al Marjan Island in Ras Al Khaimah is the first integrated resort in the UAE to include a licensed gaming area, and it has done more than any other single project to put Al Marjan Island on investors' maps. On its Q2 2026 earnings call, Wynn updated the timeline and the budget. Both matter to anyone buying an apartment nearby.

What Wynn said

According to the call transcript, management now expects the resort to open to the public in September 2027. They explained the date as reflecting when construction and punch-list work will be complete and when operations will have had enough handover time to run the property properly.

They also said the total project budget is increasing by approximately USD 600 million. Roughly half was attributed to the regional conflict — higher material and shipping costs, plus pre-opening and capitalised interest from the longer timeline. The other half was described as remeasurement, trade coordination and other costs typical of a project of this scale. Wynn holds a 40% interest, which the CFO said implies roughly USD 240 million of additional equity from Wynn.

I read this as a project that is being built and that has become more expensive and somewhat later, not as a project in trouble. I have no basis to say anything else about construction quality or progress, and I will not.

Why a casino resort is not a rental guarantee

The investment story around Al Marjan often goes: "Wynn opens, tourists arrive, rents jump, prices double." Each link in that chain deserves a check.

New supply. Many residential projects have launched on and around Al Marjan Island on the strength of the Wynn story. A lot of those units are scheduled to hand over in a similar window. When they do, owners will compete for the same tenants and short-stay guests.

Delivery dates of your building. The resort opening date says nothing about when your specific tower will be finished. Check the developer's track record, escrow and the SPA terms on delays.

Service charges. Resort-style buildings with large amenities carry higher service charges. On a holiday-let model with seasonal occupancy, those costs eat a meaningful share of income.

Demand before opening. Until the resort opens and settles, demand for nearby rentals depends on the existing hotels, beaches and RAK's broader tourism. Buyers handing over before September 2027 need a plan for that period.

Who the visitors are. A resort guest stays in the resort. Spillover demand for apartments comes more from staff, contractors, business visitors and families who prefer self-catering — real, but not unlimited.

The checks I would run

  • Rent and occupancy evidence from comparable completed buildings in RAK, not projections.
  • The developer's handover history and the project's escrow registration.
  • The full cost of ownership: service charge per square foot, management fee for short lets, furnishing.
  • The supply schedule within a few kilometres in the same years.
  • A downside case: what happens to your numbers if the opening moves again or the first year's visitor numbers are modest?

My take

Wynn Al Marjan is a serious project that should strengthen Ras Al Khaimah as a destination. I am positive about RAK over the long term. What I am cautious about is paying today a price that already assumes the best version of the resort's impact, in a building that will hand over alongside many similar ones. If the numbers work on conservative rent and on a delayed timeline, the purchase can make sense. If they only work on the brochure scenario, I would wait. The same principle drives my view on where to be careful buying off-plan.
